How to file a claim, what documents you'll need, what happens next

How to file a claim

Your insurance policy starts on the tenant’s move-in date. On that day, Mila (our insurance partner) will send you an email with:

  • Your login details

  • A link to their online claim management system

Steps to file a claim:

  1. Check your email inbox for the message from Mila.

  2. If you can’t find it, contact Mila directly to request your login details.


Documents needed to file a claim

For missed rent payments (Tenant Default claim):

To file a claim for unpaid rent, you’ll need to provide:

  • The tenant’s file: This includes proof of identity and either an employment contract or proof of enrollment (if the tenant is a student or trainee).

  • Formal notice letter: A letter sent to the tenant informing them of the missed payment.

  • Mandate for legal action: Authorization for Mila to take legal action on your behalf.

  • Lease agreement: A copy of the lease signed by both you and the tenant.

  • Rental statement: A record of rent payments for at least 3 months before the claim date.

  • Other supporting documents: Any additional information Mila requests to process the claim.

For property damage claims:

To file a claim for property damage, you’ll need the following:

  • The tenant’s file: Proof of identity and either an employment contract or proof of enrollment.

  • Lease agreement: A signed copy of the lease.

  • Inventory reports: Move-in and move-out inspection reports or a bailiff’s report documenting the property’s condition.

  • Repair estimates: Detailed, itemized quotes for repairs (room by room, item by item).

  • Final rental statement: A summary of the tenant’s payments and balance at the end of the rental period.

  • Formal notice letter: A registered letter sent to the tenant detailing the damages.

  • Other supporting documents: Any additional information Mila requests to complete the claim.


What happens after you file a claim

Once you’ve submitted your claim, Mila will assign you a dedicated advisor based in France. They’ll review it and guide you through the next steps, handling the process as smoothly and quickly as possible.


Tenant’s responsibilities

When a claim is filed, the tenant is responsible for covering the costs. Here’s what happens:

Property damage claims:

The tenant must pay for the cost of repairs. Mila will collect the amount directly from the tenant.

Missed rent payments (non-payment claims):

The tenant is responsible for paying the unpaid rent. Mila will recover the full amount of missed payments directly from the tenant.
