When you are eligible for cancellation and how to request a booking cancellation

If you wish to cancel your booking, there are specific times at which you can receive a full or partial refund, depending on the applicable cancellation policy of the accommodation you booked.

HousingAnywhere offers two types of cancellation policies: Strict and Flexible. The listing will show the applicable policy. You can also find the cancellation policy that applies to your booking on the conversation page with the landlord.

If our Terms and Conditions cover your reason for cancellation, you can request the cancellation any time before the payout is sent to the landlord (48 hours after the move-in date), and our team will assess it.

Once 48 hours have passed, no refund is possible. This is because your first month’s rent is paid to the landlord 48 hours after the registered move-in date, officially making them your landlord. If you still wish to cancel after this time, then you should contact your landlord to try to come to an arrangement.

Here’s how the cancellation policies work:

Strict Cancellation Policy:

1. Within 24 hours of confirming a booking

After you have completed a booking with a landlord, you have 24 hours to change your mind. If you decide to cancel your booking during this time, no questions are asked! You’ll receive the first month’s rent back in full, but please note that the one-time Tenant Protection fee is non-refundable.

2. More than 24 hours after booking and before your move-in date*

If you cancel your booking within this time frame and don’t have a valid reason for cancellation**, your refund depends on the landlord’s willingness to refund you the rent. Please note that this is entirely at the landlord’s discretion and that the one-time Tenant Protection fee remains non-refundable.

3. Within 48 hours of your registered move-in date

Once you move in, you can check if the property matches what was written in the listing. If you notify us within 48 hours of moving in and your reason for cancellation is valid as per our T&Cs (following the procedure outlined below), you will receive a full refund (first month’s rent and the one-time Tenant Protection fee).

Flexible Cancellation Policy:

1. Within 24 hours of confirming a booking

After you have completed a booking with a landlord, you have 24 hours to change your mind. If you decide to cancel your booking during this time, no questions are asked! You’ll receive the first month’s rent back in full, but please note that the one-time Tenant Protection fee is non-refundable.

2. More than 30 days before your move-in date*

If you cancel your booking within this time frame, you will receive a refund of the first month’s rent, and the one-time Tenant Protection fee remains non-refundable.

3. Less than 30 days before and more than 7 days before your registered move-in date

In this scenario, you will receive a refund of 50% of the first month’s rent, and the one-time Tenant Protection fee remains non-refundable.

4. Less than 7 days before your registered move-in date

If you cancel your booking within this time frame and don’t have a valid reason for cancellation**, you will not be eligible for a refund. The one-time Tenant Protection fee remains non-refundable.

5. Within 48 hours of your registered move-in date

Once you move in, you can check if the property matches what was written in the listing. If you notify us within 48 hours of moving in and your reason for cancellation is valid as per our T&Cs (following the procedure outlined below), you will receive a full refund (first month’s rent and the one-time Tenant Protection fee).

*The move-in date is the date registered on our platform for your booking.

** Valid reasons for cancellation can be seen in our Terms and Conditions. For example, the accommodation is not as advertised.

To request a cancellation, please follow this process:

  1. You can request a cancellation using one of the methods below:

    1. Go to your Messages, select ‘booked,’ and find your booking. Open the conversation and scroll down to see your booking on the right. Then click ‘cancel or modify your booking.’ Select ‘Cancel booking’ and fill out and send the form that appears.

  2. Keep an eye on your email. Our Refunds and Cancellations team will assess your claim. We may get in touch with you for more information.

  3. The outcome of your cancellation case will be sent to you via email.
