Save time with the AI Guide—step in when needed

Learn when the AI Guide answers tenants, when you’ll be notified, and how you can join the conversation.

Tenants often ask the same questions about costs, availability, amenities, house rules and the rental process. The AI Guide can answer some of these questions first, while keeping you connected to the conversation and ready to step in when your input is needed.

The AI Guide is available on HousingAnywhere listings. Tenants can choose to start an AI-assisted chat when they have a question.

The AI Guide handles common questions first. You can follow the conversation, join whenever you choose, and see the full context when your input is needed.

How the AI Guide works

Tenants can choose to start an AI-assisted chat when they have a question.

They might ask about:

  • bills and other costs

  • availability and rental dates

  • amenities

  • house rules

  • rental conditions

  • how HousingAnywhere works

The AI Guide answers what it can. If the tenant asks for you or the question needs information that only you can provide, you can continue together in the same conversation.

Not every tenant conversation involves the AI Guide

It is only used when a tenant chooses to start an AI-assisted chat. Tenants can also apply through the usual application flow without using the AI Guide.

What happens if the tenant is not signed in?

A tenant can begin chatting with the AI Guide before signing in.

At this point:

  • The chat is only between the tenant and the AI Guide

  • No landlord conversation has been created yet

  • The chat does not appear in your inbox

Once the tenant signs in and continues, the AI chat becomes a conversation. The existing chat history is carried over, so no one needs to start again.

What I’ll see in my inbox

When a signed-in tenant sends their first message to the AI Guide, the conversation appears in your inbox immediately.

The conversation:

  • is labeled as an AI chat

  • initially appears as Read

  • does not trigger a new-message notification straight away

  • includes the messages between the tenant and the AI Guide

You can open the conversation and follow it at any time.

No notification straight away? That’s expected.

The conversation is visible in your inbox from the first message, but we only notify you when there is something you may need to respond to.

When will I be notified to step in?

We’ll notify you and move the conversation to Unread when:

  • The tenant selects Ask the landlord

  • The AI Guide cannot answer the question

  • The AI Guide identifies that your input is needed

  • The tenant shares documents in the conversation

  • A booking request is received

The notification may include a summary of the AI-assisted conversation. You can open the chat to see the full history, including what the tenant asked and what they have already been told.

Notifications are sent according to your usual notification settings.

Joining the conversation with full context

You do not need to wait for a notification.

You can open and join any AI-assisted conversation in your inbox whenever you choose. Simply send a message in the same chat and pick up the conversation from there.

The tenant can see both the AI Guide’s messages and your messages in the same conversation.

At this stage, the AI Guide does not respond to messages sent by landlords.

All the context is already there

You can see what the tenant asked and what the AI Guide answered before you join. No repeated questions and no need to ask the tenant to explain everything again.

What information the AI Guide uses

The AI Guide uses information from:

  • your listing

  • your public profile

For questions about your property, it may use details such as:

  • the listing description

  • amenities

  • costs

  • availability

  • rental conditions

  • house rules and tenant preferences

For general questions about HousingAnywhere, it can use information from the Help Centre.

If information is missing, unclear, or requires your confirmation, the AI Guide can bring you into the conversation.

Keeping my listing updated for better answers

The AI Guide’s answers depend on the information available in your listing and public profile.

To help it give tenants the clearest possible answers, check that your:

  • listing description accurately reflects the property

  • amenities are complete

  • costs and included services are correct

  • availability and rental dates are current

  • house rules and tenant preferences are clear

  • rental conditions are up to date

A complete listing saves you more time

Clear, current details help the AI Guide answer more common questions before your input is needed.

The AI Guide may not always have enough information to provide a complete answer. You can join the conversation at any time to add, clarify or correct information for the tenant.

The AI Guide does not change the information in your listing.

What stays the same for my other enquiries

Your other enquiries and applications continue as usual.

Tenants can still:

  • apply through the usual application flow without using the AI Guide

  • ask for you during an AI-assisted chat

  • continue speaking with you in the same conversation

The AI Guide does not:

  • take part in every tenant conversation

  • accept or reject tenants

  • make application or booking decisions

  • change your listing information

  • replace your ability to speak directly with tenants

  • respond to messages sent by landlords

It is there to handle common questions first and help you join with the right context when needed.

How do AI chats affect my listing and response metrics?

Once an AI chat becomes a conversation, it follows the same rules as other HousingAnywhere conversations.

Do AI-assisted chats count as active conversations?

Yes.

AI-assisted conversations count toward the limit of three active conversations per listing. When a listing reaches this limit, it can become temporarily unavailable in search until one of the conversations expires or becomes inactive.

AI-assisted conversations also follow the same expiry rules as regular conversations. If there is no activity for the standard period, the conversation expires.

AI chats follow the usual conversation rules

Once an AI chat becomes a conversation, it counts towards your active-conversation limit in the same way as any other tenant conversation.

Do AI-assisted chats affect my response rate?

Only when we notify you that your response is needed.

Your response time is calculated from the first notification asking you to respond. If you are never notified before the conversation expires, that AI-assisted conversation is not included in your response-rate calculation.
