Commission fee for landlords

HousingAnywhere works with a commission-based model, which means you pay us a set percentage on each booking you get through our platform.

The commission fee helps us run our platform smoothly and build products and services to improve your experience.

Our standard commission fee is 8% of your total contract value plus VAT, if applicable.* Total contract value = monthly rent × rental period.

*Our commission fee varies depending on the location of your property and in some cases may be lower than 8%. To view your exact commission details, follow these instructions.

Minimum commission fee

For bookings with a short rental period or low rent, a minimum commission fee applies.

  • For rooms, our minimum commission = €60 + VAT.

  • For apartments, our minimum commission = €100 + VAT.

Paying commission on bookings

For every booking, we'll automatically deduct our commission fee (plus VAT, if applicable) from your payout of the first month's rent.

Payout example

Let's say you're listing a place in The Netherlands where a general VAT of 21% applies. You have a booking with a rental period of 6 months and monthly rent of €1,000.

Our commission fee on this booking will be calculated as follows:

(€1,000 × 6 months × 8% commission fee) + 21% VAT on commission fee

8% commission fee = €480

21% VAT on commission fee = €100.80

Commission fee plus VAT = €580.80

Your payout => €1,000 - €580.80 = €419.20

Commission fee for canceled bookings

We collect our commission fee from your payout of the first month's rent. When a tenant cancels their booking, your payout is determined by your chosen cancellation policy.

Commission fees are only applied when you receive a payout. If the tenant is eligible for a full refund, no commission fee will be charged.
