When you receive a booking on HousingAnywhere, we may be required to charge you a value-added tax for our service. If applicable, it will be collected from your payout along with our commission fee.

Understanding VAT

The EU Value Added Tax (VAT) applies to most goods and services sold in the EU. It’s a consumption-based tax, meaning it’s paid by the buyer and collected by the seller. VAT is also a destination-based tax, meaning the VAT rate depends on where the buyer is located or where the product or service is headed.

As a Dutch company offering online marketplace services, we’re required to charge VAT to certain users of our service. As a landlord listing a place on HousingAnywhere, it may be collected from your payout, if applicable.


When and what VAT charges apply to you

If and how much VAT you’ll pay depends on your country of residence or the location of your listing.

Who will be charged VAT

  • All landlords who are based in or whose listing address is in the Netherlands.

  • Landlords who are private individuals (‘natural person’) and are based in or have their listing address in the EU (excl. Netherlands) or Norway.

In short, VAT applies to:

In The Netherlands — All landlords (private and business)

In the EU and Norway — Private landlords

What VAT rates apply

VAT rates differ between countries. For more information on current VAT rates in a particular EU country, check the VAT authority of that country.

Who won’t be charged VAT

  • Landlords who are companies or business entities and are based in or have their listing address in the EU (excl., Netherlands) or Norway.

  • All landlords based outside the EU or whose listing address is outside the EU.

In short, VAT doesn’t apply to:

In the EU and Norway — Business landlords

Outside the EU — All landlords


Finding your VAT payment details

If VAT applies to your payout, we’ll automatically deduct it and our commission fee.

You can see your payout details anytime on the booking information page and your invoice.

The payout details include a breakdown of all HousingAnywhere charges (commission fee plus VAT, if applicable).
