How our '3 people at a time per listing' rule works, and other reasons you might not see your listing

💡 Once 3 people contact you about a listing, it gets hidden in our search results until you take action. Invite someone to book or decline potential tenants to unhide your listing.

If your listing isn't appearing in searches, it's possible that:

1. 3 people have contacted you about this listing

Our data shows that most landlords and property managers find a match in the first 3 applicants. To save you time and help you find a tenant faster, we hide your listing from search results once 3 people contact you about it — so you can review their details and confirm a booking.

Are 3 people interested in your listing? Great news! Invite someone to book, or decline potential tenants to unhide your listing from search results.

We do this so you don't spend time responding to countless messages. And by limiting the number of conversations, you maintain control over your response time and response rates. As a result, all your listings will rank higher in our search results.

How our '3 people at a time per listing' rule works

1. View messages from up to 3 people per listing in your Messages.

2. Check if there's a match. If someone looks right, invite them to book.

3. No match? Decline people so your listing reappears in searches.

If 3 people have contacted you about a listing, it's time for you to take action.

  1. Go to your Messages page and review people looking to book this listing.

  2. Is anyone a match? If so, you can invite them to book.

Once they confirm the booking and pay, your listing will reappear in our search results so others can book it for a different period.

  3. If no one is right for you, take a moment to decline them and provide a reason.

Once declined, your number of conversations will drop below the limit of 3, and your listing will reappear in search results.

Tip: Take a moment to answer, even when you decline

When you receive a message from a tenant who isn't a match, answer their message and click 'Decline'. Even when you decline someone, sending a message keeps your response time and response rate high, so your listings rank higher in search results.

🕒 Timing out and archiving conversations

A conversation 'times out', or expires after 72 hours of no activity. You can make your listing reappear in searches by archiving conversations or letting them time out — but consider how the other person will feel about not hearing back. And remember, a lack of response will harm your response time and response rate.

2. Your listing doesn't match your search filters

Do the search filters match your listing and its availability? Make sure to keep your listing's availability up to date so users can find it in their searches.

3. Your listing is hidden due to inactivity

Sometimes, listings get hidden after a long period of inactivity. Check your Listings page to make sure your listing is marked as 'Listed' and not 'Unlisted'.

Key takeaways

  • Once 3 people contact you about a listing, your listing will disappear from search results until:

    • You accept a booking request, and the tenant pays to confirm the booking.

    • You decline at least 1 potential tenant.

    • You archive at least 1 conversation.

    • A potential tenant books another accommodation.

    • At least 1 conversation times out (by going 72 hours without a response).

  • That's why it's important to stay on top of your Messages.

  • And remember: when declining, it's best to provide a reason. This keeps your response rate and response time high, so all your listings rank higher in search results.

  • Check that your listing matches the search filters you're using.

  • Check if your listing is marked 'Unlisted' due to inactivity.
