How to request a cancellation and when you're eligible for a refund

How to cancel your rental

If you need to cancel your rental, your refund depends on the cancellation policy of the place you booked. You’ll find the specific policy on the listing page and in your conversation with the landlord.

General rules

You can cancel for a valid reason, as per paragraph 15 of our Terms and Conditions, at any time before your registered move-in date. If you do so, you’ll receive a full refund, including your first month’s rent and the one-time Tenant Protection fee. You must submit the official "Cancel Rental" in the conversation with the advertiser on our platform to start this process. Please make sure to do so before your official 48-hour move-in window passes.

Cancellation requests submitted through any other channel (including email, chat messages, phone calls or a letter) shall not be considered valid.

Once you have moved in or once 48 hours have passed after the registered move-in date, you are no longer eligible for a refund. At this point, your first month's rent has been transferred to the landlord. If you still wish to cancel, you must work directly with your landlord to find a solution.

Our Cancellation Policies

HousingAnywhere has two types of cancellation policies: Strict and Flexible. Here’s how they work:

Flexible Cancellation Policy

  • Within 24 hours of confirmation: You’ll receive a full refund of your first month’s rent. Your Tenant Protection fee is non-refundable.

  • 31 days or more before your move-in date: You will receive an automatic full refund of your first month's rent. The Tenant Protection fee is non-refundable.

  • Between 30 and 8 days before your move-in date: You will receive an automatic refund of 50% of your first month’s rent. The Tenant Protection fee is non-refundable.

  • 7 days or less before your move-in date: No refund is possible. We will transfer your first month’s rent to the landlord. We recommend you reach out to the landlord to discuss a possible refund.

  • Within 48 hours of your move-in date: If the place is not as advertised or no longer available, and this is confirmed by the landlord on our platform, you will receive a full refund, including the Tenant Protection fee. You must submit the Cancel rental form to start the process.

Strict Cancellation Policy

  • Within 24 hours of confirmation: You’ll receive a full refund of your first month’s rent. Your Tenant Protection fee is non-refundable.

  • Between 24 hours of confirmation and your move-in date: A refund is possible only if the landlord agrees. This is up to the landlord’s discretion. We recommend you reach out to the landlord directly to discuss a possible refund.

  • Within 48 hours of your move-in date: If the place is not as advertised or no longer available, and this is confirmed by the landlord on our platform, you will receive a full refund, including the Tenant Protection fee. You must submit the Cancel rental form to start the process.

How to request a cancellation

  1. Log in to your HousingAnywhere account.

  2. Go to Messages and open the conversation related to the reservation you want to cancel.

  3. In the conversation with the landlord, select "Cancel Rental".

  4. Complete the cancellation form:

    • Explain the reason for your cancellation as clearly as possible.

    • Upload any supporting evidence, such as photos, videos, or documents.

    • If you're uploading a document, highlight the sections that are relevant to your claim to help us review it more efficiently.

    • The maximum file size for each upload is 7 MB.

  5. Submit the form.

What happens next?

  • If you're cancelling for personal reasons: Your request will be processed automatically based on the cancellation policy that applies to your booking (Strict or Flexible).

  • If you're cancelling due to the advertiser's fault: Your request will be reviewed by our Cancellation Team. You'll receive a separate email within 2 - 5 business days with an update on your case, including your refund eligibility and any next steps.
